You've come to Callestan, one of Sharn's older and poorer districts, to find someone named Evan Greybeard. Evan has information that may harm Vaunt, and has promised to share what he knows.
An arcane researcher named Evan Greybeard claims to have information that could hurt Vaunt. Evan's apartment is in Castellan [sic]. Take the lift there to make contact with the Dwarf.

Tips and Misc
The Quest Journal refers to the location as "Castellan" in the text; however, everything else (location in Quest Journal, character location, quest entrance dialogue) refers to it as "Callestan".
You won't be attacked until you try leaving the apartment building, at which point Forgewraiths appear. Buff up while talking to Talleon.
Expect certain casters in this quest to cast lots and lots of Fear, so having Fear Immunity is recommended.
Evan is not at home
Go up the staircase to Evan's apartment. It's open. He's not at home.
Talk to the investigators.
Walk down the stairs, talk to the neighbors.
Defeat the Forgewraiths at the bottom of the stairs.
Bar
Go east past the tower. Jump down on the path at the 3 o'clock position. Continue east to the bar.
Talk to Bartender,† the Gossip, the Drunkard and the Waitress (in any order) to learn about the Woman in Black.
† Bug: If you don't talk to the Bartender, the Objectives will update, sending you out of the tavern, but the Woman in Black will not spawn!
Leave the bar, buff up if you still haven't done so, and drop down.
Bottom floor
The Bottom floor is full of enemies. Killing them counts towards the optionals.
These enemies activate when you get near them.
A new group spawns when talking to the beggar.
Amusingly, the beggar's appearance in the focus orb is randomly generated each time you select them.
Casters will be spamming Fear effects that last half a minute if you don't have immunity.
Mysterious assassins spawn in the north-west area, just north of the puzzle. You don't have to kill them, and they don't count towards the optional.
The Lady in Black spawns in one of five known locations. Find and talk with her.
She will open a secret door nearby. This will then appear on the map for all party members.
Optional riddle (bottom floor)
Optional Puzzle OverallIn the west is an optional puzzle. Light up all Pressure Plates to solve this specific puzzle. (The torch in the centre can be lit with a Fire AoE spell, but this is not necessary to solve the puzzle, as it lights on its own if all the plates are lit.)
Solving the puzzle activates the "touch all of the blessings" optional.
You'll find the orbs scattered around within the "bottom floor" area. Buffs include: Double Speed, Invincibility, Invisibility, Hate Magnet, High Jump and Quad Damage.
This also starts a dialogue between two ghosts. At the end the "Re-kill the undead vermin" optional activates.
Finally, completing both optionals activate the appearance of two red enemies in the sewer area.
Puzzle with Numbered Buttons
Puzzle Solution:
Solve buttons 1 and 8.
Look at buttons 2-5. If an odd number of these lights are off, press button 1.
Look at buttons 4-7. If an odd number of these lights are off, press button 8.
Solve vertical line 9-12:
Look at buttons 9, 11, and 12. If an odd number of these lights are off, press button 9.
Look at buttons 11 and 12. If an odd number of these lights are off, press button 10.
Look at buttons 9 and 10. If an odd number of these lights are off, press button 11.
Look at buttons 9, 10 and 12. If an odd number of these lights are off, press button 12.
Solve vertical lines 13-16 and 17-20. These are the same as buttons 9-12.
Solve buttons 2-7 by chasing the lights.
If 1 is unlit, press 6. If 8 is unlit, press 3.
If 5 is unlit, press 5.
If 6 is unlit, press 2. If 3 is unlit, press 7.
If 4 is unlit, press 4.
The puzzle is now solved! The unnumbered buttons never need to be pushed.
Down the drain
Inside is a small room filled with pipes and very deadly traps.
Do not talk to the Lady in Black until the 8 trap panels are disarmed, otherwise the traps will be set off.
The Dangerous PipeAlternatively: the pipes can be broken to open the hatch. The left pipe touching the floor at the back of the room will trigger the traps if destroyed, therefore: destroy it last. The lady will only disappear and trigger the trap once this particular pipe has been destroyed. Make sure your party is standing on the hatch in the middle of the room before the last pipe gets destroyed to avoid the trap when it goes off.
The pipes won't necessarily highlight by spamming the Q (the default key for selecting interactables), so it's best to try and find them manually, e.g. mouse over them.
After going down the hatch: the left hand path is safer. The right hand path has physical spike traps (Reflex save), but ends at another optional with a Rust Monster and a chest.
It is easy to overshoot the right path's platform, hug the left side when you fall to avoid doing so.
The sewers
You land in the sewers. There's a pair of shrines and a friendly half-orc contemplating how to open a door.
Optional: Talk to Ash d'Tharaskh before turning the second of the three valves for a little bonus XP. You'll need to turn all three valves anyway to progress.
Kill the undead rats and the rust monster (if anyone spawned it and then didn't land on the chest platform). Turn the valves to open the door. Be sure to talk to Ash before pulling the second valve with a crystal if you want the optional XP.
Continue past the door; more sewage sliding (no spears this time).
End fight
Talk to Thora to start the ambush.
Kill several waves of enemies, including two red-named bosses, and protect Evan Greybeard. (Evan and Thora cannot actually die, so don't worry about healing them.)
Talk with Even Greybeard and then Thora to conclude the adventure.
